Motherwell FC’s new training headquarters at Dalziel Sports Ground delivers a modern, purpose-built environment for first team and academy operations, bringing training, recovery and staff functions together within a single, cohesive facility.

The building is carefully planned around the day-to-day rhythms of the club, with a clear and efficient layout that separates high-intensity spaces such as changing rooms and gym areas from quieter office, analysis and welfare environments. This considered zoning allows the building to respond intelligently to different patterns of use, supporting performance, comfort and operational efficiency throughout.

From the outset, sustainability and performance have been embedded into the design to create a high quality training environment aligned with Scotland’s net zero ambitions.

A fabric-first approach underpins the design, combining a simple, robust form with a high-performance envelope to minimise energy demand. The facility is served by a fully electric strategy, with near zero air source heat pumps providing heating and hot water, alongside targeted ventilation systems designed to meet the specific requirements of each space.

Externally, the architecture draws on Motherwell’s industrial heritage and strong club identity, expressed through a restrained palette of dark cladding and corten detailing. The building forms a clear threshold between the public areas of the site and the professional training environment beyond, while maintaining a strong visual and physical connection to the pitches.

The wider development enhances the site’s training infrastructure, including a high-quality synthetic pitch and upgraded lighting, supporting consistent, year-round use.

The result is a confident, durable and future-focused facility that reflects the ambition of the club, providing a high-quality environment for performance, development and long-term growth.

The project vision is to create a professional-level training centre and facilities that reflect the club’s ambition and ethos, bringing together team management and the day-to-day operations of both the first team and academy within a single, unified building.

The development presents an opportunity to enhance the existing Dalziel Sports Ground site, providing improved facilities for the Women’s Team, Academy, and community teams. The club’s fan-owned model and the Community Trust will play a pivotal role in shaping, supporting, and delivering the project.
